Complete a Move-In Inspection

Completing your move-in inspection should be the first task you complete upon moving into your new dwelling.

You have the right to inspect the property at move in. Document the condition of the property carefully and maintain copies of the move-in checklist and photos.

Most landlords will provide a move-in inspection form to document the condition of your apartment when you move in. This inspection provides you the opportunity to protect yourself by documenting damages like stains on the carpet, holes in the wall, tears in the furniture, or other issues. Make a copy of the inspection for your records and return the original to your landlord. Your landlord will compare your move-in inspection to the condition of your apartment when you move out to determine whether to charge you for damages. If your landlord does not provide you with a move-in inspection form, make your own or use our sample, and deliver a copy to your landlord.

Protect yourself with video or a photographic record.

  1. Document the condition of the unit before you move in. For video, walk slowly through the unit while videotaping and stop to zoom in on areas that are worn or damaged. For photos, take a photo of each room from different angles, photograph inside things like closets, cupboards, and appliances, and take close-up photos of areas that are worn or damaged.
  2. After you move in, take another video or set of photos so that you have documentation of the contents in case of fire or theft. Preserve the videos or photos until after you’ve moved out and your security deposit has been returned.
  3. Document the condition of the apartment again the same way right before you move out.
